The Pre-Development Director is primarily responsible for leading and managing the predevelopment activities on designated project(s). This role involves daily interaction with various QTS teams, such as Corporate Real Estate, Investment, Development, and Data Center Operations. The Pre-Development Director will serve as the main interface for key external stakeholders, including local authorities, associated with the projects. The position requires strong interpersonal, communication, and organizational skills, along with the ability to self-direct, convey executive narratives, and possess a robust background in data center or large-scale developments.

Responsibilities
• Coordinate real estate due diligence efforts for new properties
• Develop planning and permit timelines for new data centers
• Lead design and permit activities for key projects
• Ensure designs align with QTS approved standards
• Provide consultation and resources for design teams
• Create and communicate development program updates for executive reviews
• Collaborate with Sales Engineers and Product teams for custom solutions
• Maintain relationships as a liaison with key stakeholders

Qualifications
• Bachelor’s degree in Science or Engineering or equivalent professional experience
• Ten or more years of experience in commercial construction practices
• Experience in managing contracts and project delivery methods

• Bachelor’s degree in Science, Engineering, or a related field
